1201 Pennsylvania Avenue

WASHINGTON, DC

After founding the mid-Atlantic regional office in Washington, D.C. for Cabot, Cabot & Forbes, Cary Euwer, serving as Regional Partner, began the development of 1201 Pennsylvania Avenue. Completed in 1981, 1201 Pennsylvania Avenue was one of the first state-of-the-art office buildings to be constructed along Pennsylvania Avenue in many years. The project’s exceptional quality and outstanding design helped to re-establish the Avenue, after decades of decay, as a prestigious business address and the parade route leading from the US Capitol to the White House.

The 420,000 square foot office tower features a landscaped interior atrium extending from the entrance lobby 160’ to a skylight and bridge above which provides a central theme to the building and allows for attractive, well lit interior offices. Designed by Skidmore, Owings & Merrill, “1201” is sheathed in flame-cut granite and gray solar glass. The project is considered to be one of the premier addresses along the Pennsylvania Avenue corridor.

250 West Pratt Street

BALTIMORE, MD

After completing work on Cabot, Cabot & Forbes’ D.C. office and retail space at 1201 Pennsylvania Avenue, through a National competition, Euwer obtained the development rights to a prime block in Baltimore’s Inner Harbor. Collaborating the design efforts with architects Skidmore, Owings & Merrill, that development – known as 250 West Pratt Street – commenced construction of its 26-story tower in 1983. It overlooks the Baltimore Orioles stadium at Camden Yards.

1101 Pennsylvania Avenue

WASHINGTON, DC

In addition to wholly owned and joint venture properties, Metropolitan has contracted with other owners of real estate to advise and develop properties on a fee basis.

Pictured above is the Evening Star building located at 1101 Pennsylvania Avenue in Washington, D.C. The $45 million, 280,000 square foot restoration and expansion of one of Pennsylvania Avenue’s most important landmarks was developed for the Jonathan Woodner Company of New York.

Metropolitan acted under a fee development contract to provide all aspects of development services for the project. At the recommendation of Metropolitan, the team of project consultants was selected including Skidmore, Owings & Merrill as the architect of record.

Tysons International Plaza

TYSONS CORNER, VA

This project was developed by Metropolitan and completed in 1986. Tysons International Plaza is an award-winning office project comprised of two, ten story towers strategically located in the heart of Tysons Corner, Virginia. The 414,000 square foot complex featured polished granite facades, distinctive pyramidal roofs, stately marble and granite lobbies, and underground parking for 1,400 vehicles. The “sawtooth” configuration of the floor plans allow for up to twelve corner offices per floor. Designed by Skidmore, Owings & Merrill, Tysons International Plaza received the National Association of Industrial and Office Parks (N.A.I.O.P.) Best Building Award in 1987.

Tysons International Plaza was initially leased to such prestigious corporate tenants as AT&T, Cable & Wireless of North America, Capital Care, Prudential-Bache Securities and Pyramid Technology.

Fairfax Square

TYSONS CORNER, VA

Fairfax Square is a three building, mixed-use development located in Tysons Corner, Virginia. The seven-story buildings surround a European-style, cobblestone courtyard, highlighted by a fountain, large central granite planters, and traditional Pennsylvania Avenue-type street lamps. The project consists of 376,000 square feet of first class office space, 90,000 square feet of luxury retail space and an 1,800 space parking garage connected directly to the complex via an enclosed bridge. Skidmore, Owings and Merrill designed Fairfax Square to be architecturally unique and functionally efficient. Each building is clad in flame finished Brazilian granite facades, and interior finishes of cherry wood paneling and Italian marble. Fairfax Square has attracted a concentration of high-end retailers unrivaled in the Washington, D.C. area, including Tiffany & Company, Hermès of Paris, Gucci, Fendi, and Louis Vuitton. Fine restaurants including Morton’s of Chicago and Chef Geoff’s have brought after hours life to the complex over the years. Fairfax Square has also been home to such distinguished corporate tenants as AT&T, Ernst & Young, Merrill Lynch, PaineWebber, and Womble Carlyle. The architectural quality, classic materials, and careful consideration given to the tenant mix make Fairfax Square a truly unique project in the Washington Metropolitan area.

1899 Pennsylvania Avenue

WASHINGTON, D.C.

Metropolitan contracted to purchase the 19,000 sf site on Pennsylvania Avenue in the summer of 2000. After developing the project’s physical and structural configuration, financial model and strategic development plan, Metropolitan entered into a partnership with DRI to develop the Property. As pictured above, the completed 193,904 sf, eleven-story first class office tower was leased to Wilmer, Cutler and Pickering.

One Light Street

BALTIMORE, MD

Metropolitan first conceived of One Light Street as way to provide parking for its recently completed 419 apartments at 10 Light Street. After initial discussions with M&T Bank, and a subsequent pre-lease negotiated by Metropolitan, the project grew in scope to a 28-story structure that serves as the mid-Atlantic Headquarters for M&T Bank. The building, completed in 2017, also includes nine levels of parking, 280 apartments and ground-floor retail.
