TYSONS CORNER, VA

The Tiffany & Co. store at Fairfax Square was its first entry into the Washington, D.C. market and Metropolitan’s first development to incorporate luxury retail. As part of the transaction, Metropolitan was required to compliment the tenancy of Tiffany & Co. with other luxury retailers opening within the same time frame. Metropolitan completed lease negotiations with Hermès of Paris, Gucci, Fendi, Louis Vuitton, and Morton’s of Chicago to become Washington’s first and largest luxury mixed-use development.

The Tiffany & Company store at Fairfax Square is the second largest store after Tiffany & Company’s flagship store on Fifth Avenue in New York. The three building project was designed by Skidmore, Owings & Merrill; and it became the local headquarters for distinguished corporate tenants such as AT&T, Ernst & Young, Merrill Lynch and PaineWebber.

PALM BEACH, FL

Pictured is 259 Worth Avenue located in the center of the historic Palm Beach shopping district. At the request of Tiffany & Company and Hermès of Paris, Metropolitan was contracted to develop a corner parcel for a long-term lease. Metropolitan acted as real estate consultant, project manager and construction manager throughout the entirety of the process. Hiring local architects and consultants, Metropolitan was able to completely build facilities for both retailers in less than eight months from conception to final store opening. The process included the difficult task of review and approval of the Palm Beach Historical Commission and building under the restriction of limited construction hours before the winter shopping season.

CHEVY CHASE, MD

Pictured above is the latest Tiffany & Company store located in the Chevy Chase shopping district. At the request of Tiffany & Co., Metropolitan was contracted to negotiate a long-term lease, handle all aspects of site approvals and permits, and oversee construction of the store. This project represents the fourth such project Metropolitan has completed for Tiffany & Company.

TYSONS CORNER, VA

The Hermès store is the flagship store for Hermès in the Washington Metropolitan Area, with 4,500 square feet of sales and display area. In 2009, Metropolitan acted as construction manager in the complete reconstruction of the store.

Palm Beach, FL

Pictured below is the Worth Avenue Hermès store located in the center of the historic Palm Beach shopping district. At the request of Hermès of Paris and Tiffany & Co., Metropolitan was contracted to develop a corner parcel for the development of the prestigious retailers. Hiring local architects and consultants, Metropolitan was able to completely build facilities for both retailers in less than eight months from conception to final store opening. The process included the difficult task of review and approval of the Palm Beach Historical Commission and building under the restriction of limited construction hours before the winter shopping season. The development was an example of the type of collaboration between retailers under guidance from Metropolitan Partnership.

Palm Beach, FL

Metropolitan developed the first retail boutique for Lacoste in the U.S. With prior knowledge of the local Palm Beach market, and at the request of Lacoste, Metropolitan was contracted to negotiate and construct this first U.S. store. Metropolitan further assisted Lacoste in store development in New York and Philadelphia. The Lacoste store is surrounded by such retailers as Gucci, Nieman Marcus, Louis Vuitton and others

KING OF PRUSSIA MALL, PA

Tiffany & Co. store located in the expanded and reconfigured King of Prussia Mall. At the request of Tiffany & Co., Metropolitan was contracted to negotiate and handle all aspects of on-site construction management and oversee construction of the store. This project was one of three such construction management and consulting projects in the King of Prussia Mall including Hermès of Paris and Lacoste.

KING OF PRUSSIA MALL, PA

When Hermes decided to enter the Philadelphia market, Metropolitan was selected to negotiate their lease and coordinate all aspects of on-site construction management and oversee fit up of their store. Located adjacent to the main entrance to the new Nieman Marcus, the Hermes store includes their signature limestone, cherry paneling and specialized display systems. This project was one of three such management and consulting projects in King of Prussia by Metropolitan including similar projects for Tiffany & Company and Lacoste

TYSONS CORNER, VA

Some of the finest retailers in the world have selected The Fairfax Company, a wholly owned affiliate of Metropolitan, as their General Contractor. Clients such as Tiffany & Co., Louis Vuitton, Saks Fifth Avenue and Mark Cross demand the same level of service from a General Contractor that they are accustomed to providing to their own customers.

The Louis Vuitton store in Tysons Corner illustrates the unique needs of the high-end retailer. In order to open for the Holiday shopping season, the store was constructed on a 24 hour a day schedule allowing completion in only three weeks.

Baltimore, MD

Just four years ago, Metropolitan collaborated with Under Armour to create the largest Under Armour Performance Center in the country. That athletic facility boasts the largest membership in Baltimore City, and in conjunction with Metropolitan’s 400+ apartments and M&T Banks’ regional headquarters, has become a world-class lifestyle destination favored by millennials, the business community and professional athletes, all pursuing their individual athletic goals and wellness objectives. The project has won multiple awards for historic preservation.

Alexander Brown

Baltimore, MD

Listed on the National Register of Historic Places, the oldest investment bank in America (built in 1901) located in the heart of Baltimore’s historic Financial District, was restored and converted to a 140-seat upscale restaurant by Metropolitan in a joint venture with the descendants of the Brown family. The restoration included the building’s original marble, oversized windows and Tiffany-style dome skylight. The project was the recipient of both State and Federal Tax Credits and completed in January 2019.
