Maryland 95 Corporate Center

PRINCE GEORGE’S COUNTY, MD

In addition to office and retail properties, Metropolitan Partnership has developed large, unimproved tracts of land.  The ultimate goal with these properties is the creation of value.  Through master planning, revisions to zoning classification, and creative use of allowed development density, value is created.

Pictured above is the Maryland 95 Corporate Park located on a full clover leaf fronting Interstate 95 mid-way between Washington, D.C. and Baltimore.  The 100 acre park was unimproved at the date of acquisition.  Spending nearly a year in negotiations with government approval agencies, neighboring land owners and prospective purchasers and users, approval was granted to develop well over a million square feet of office space.

The first parcel acquisition was made by Citizens Bank and Trust for the purpose of a Regional Bank Headquarters Facility with additional land taken down for future expansion.  As this facility was under construction, Metropolitan completed the road and infrastructure improvements.  As these improvements neared completion, the largest parcel in the park was sold to the Washington Suburban Sanitary Commission for the construction of their headquarters facility.  Both of these facilities are pictured above with the remainder of the park sold for future development.  The entire process covered a period of approximately 30 months.


Loudoun Park Corporate Center

DULLES, VA

Metropolitan contracted to purchase the 241 acre site in the summer of 2000. After developing the project’s physical configuration, financial model and strategic development plan, Metropolitan sold the Property to MIE. The Property will be developed to a total build out of over 3,000,000 sf of industrial, office and warehouse space. The entire process took approximately eight months.
