Pictured above is the latest Tiffany & Company store located in the Chevy Chase shopping district. At the request of Tiffany & Co., Metropolitan was contracted to negotiate a long-term lease, handle all aspects of site approvals and permits, and oversee construction of the store. This project represents the fourth such project Metropolitan has completed for Tiffany & Company.

Hermès, Palm Beach

PALM BEACH, FL

Pictured above is the Worth Avenue Hermès store located in the center of the historic Palm Beach shopping district. At the request of Hermès of Paris and Tiffany & Co., Metropolitan was contracted to develop a corner parcel for the development of the prestigious retailers.

Hiring local architects and consultants, Metropolitan was able to completely build facilities for both retailers in less than eight months from conception to final store opening. The process included the difficult task of review and approval of the Palm Beach Historical Commission and building under the restriction of limited construction hours before the winter shopping season.

11111 Sunset Hills Rd.

RESTON, VA

Designed by URS and immediately adjacent to the Dulles Toll Road in Reston, Virginia, 11111 is the sixth major suburban office development by Metropolitan.

The project is a joint venture of Metropolitan and KOLL Development Company. The 216,000 sf five-story building includes floor sizes of 44,500 sf and maximum capacity for fiber optics, power supply and structured parking. The project was completed in October of 2000. The project is now occupied by IBM.

Lacoste, Palm Beach

Pictured above is the first retail boutique developed for Lacoste in the U.S., located on Worth Avenue in the center of the historic Palm Beach shopping district. At the request of Lacoste, Metropolitan was contracted to negotiate and construct this first U.S. store.

1899 Pennsylvania Ave.

WASHINGTON, D.C.

Metropolitan contracted to purchase the 19,000 sf site on Pennsylvania Avenue in the summer of 2000. After developing the project’s physical and structural configuration, financial model and strategic development plan, Metropolitan entered into a partnership with DRI to develop the Property. As pictured above, the completed 193,904 sf, eleven-story first class office tower was leased to Wilmer, Cutler and Pickering.

Tiffany & Co., King of Prussia

KING OF PRUSSIA MALL, PA

Pictured above is the Tiffany & Co. store located in the newly configured King of Prussia Mall. At the request of Tiffany & Co., Metropolitan was contracted to negotiate and handle all aspects of on-site construction management and oversee construction of the store. This project was one of three such construction management and consulting projects in the King of Prussia Mall including Hermès of Paris and Lacoste.

Hermès, King of Prussia

KING OF PRUSSIA MALL, PA

When Hermes decided to enter the Philadelphia market, Metropolitan was selected to negotiate their lease and coordinate all aspects of on-site construction management and oversee fit up of their store.  Located adjacent to the main entrance to the new Nieman Marcus, the Hermes store includes their signature limestone, cherry paneling and specialized display systems.  This project was one of three such management and consulting projects in King of Prussia by Metropolitan including similar projects for Tiffany & Company and Lacoste.

 

 

Herndon Corporate Center

HERNDON, VA

Herndon Corporate Center consist of four, one-story office buildings set in a lavishly landscaped campus setting.  Architecturally, Herndon Corporate Center is designed to be both flexible and efficient offering virtually column free space, private glass suite entry doors to the exterior, fourteen foot high ceilings and roll-up doors for large deliveries.  With its close proximity to the Herndon interchange of the Dulles Toll Road and just a three minute drive from Dulles Airport, Herndon Corporate Center is one of the most accessible projects on the Herndon Parkway.  In addition, the park is located adjacent to the Elden Street Marketplace, providing tenants with outstanding retail amenities such as restaurants, banks, child care, and other important services.  Other features include an extensively landscaped courtyard and free parking.

With its superior location and architectural flexibility, Herndon Corporate Center is one of the most accessible and efficient office developments in the Reston/Herndon market..
